Property tax in Todos Santos: La Paz's 2027 discounts and how to pay

If you own property in Todos Santos or El Pescadero, October is a good time to pull out your last predial receipt. La Paz has opened its early-payment program for 2027, with its largest advertised discount available from October 9 through October 31, 2026.

The municipality describes that October offer as 30% plus an additional 5%. Before paying, check the amount and discount on your own property account. The tax year, old balances, and any special discount you already receive all matter.

What is predial, and which municipality do I pay?

Predial is the municipal property tax. Todos Santos and El Pescadero are in the municipality of La Paz, so owners here use La Paz's payment system and rules. The discount schedule below applies to La Paz, Baja California Sur; other Mexican municipalities set their own programs.

When should I pay for 2027?

La Paz's official announcement sets out this schedule:

  • October 9–31, 2026: 30% plus an additional 5%
  • November 2026: 30%
  • December 2026: 25%
  • January 2027: 20%
  • February 2027: 15%
  • March 2027: 10%

October through December is advance payment for the following year. Check that the bill actually identifies 2027, particularly if you also have an unpaid 2026 balance.

The program requires payment in one installment. If you already have an installment agreement, the municipality says you can use the program by settling the entire remaining balance within the applicable dates and terms.

Owners already receiving a special discount, including qualifying older adults, retirees, pensioners, and people with disabilities, can't add these campaign benefits to that existing discount. The program also doesn't create refunds or credits for tax debts paid before it began.

What about the extra 5%?

The current municipal announcement advertises the extra 5%, but it doesn't spell out its separate eligibility requirements or calculation. Ask the municipal cashier to confirm whether it applies to your account and what the final amount will be. Don't assume an older year's online-payment or water-account rule still applies.

What if I owe property tax from earlier years?

The municipality has a separate catch-up schedule for 2026 and earlier years:

  • October 9–November 30, 2026: 20% off the unpaid 2026 and earlier property tax
  • December 2026: 15%
  • Fines and late-payment surcharges on 2026 and earlier balances: 50% through the end of 2026

Ask for a breakdown that separates the tax itself from fines and surcharges. A 50% reduction in surcharges doesn't mean the entire outstanding bill is cut in half, and the 2027 early-payment offer doesn't automatically apply to old debt.

To see the scale of the savings, suppose the eligible annual tax on your account is 5,000 MXN. A 30% discount saves 1,500 MXN and leaves 3,500 MXN before any additional discount or other charges. The 5,000 MXN figure is chosen only to demonstrate the savings; it doesn't estimate local tax bills.

If you've recently bought, built, subdivided, or corrected the property's records, check that the account describes the right parcel before you pay. Ask Catastro about a mismatch rather than guessing which account or property type to use.

How do I check and pay online?

Start from the official La Paz website or its Predial Web page. The municipal announcement also lists App La Paz and Visor Urbano as digital payment channels.

On Predial Web:

  1. Find the folio or clave catastral on your previous predial paperwork.
  2. Choose the recorded property type: Urbano, Rústico, Suburbano, or Especial. Use the classification on your records.
  3. Enter the folio or key and select Buscar.
  4. Check the property, tax year, balance breakdown, and discount before choosing a payment option.
  5. Save the official payment confirmation and receipt, then check that the payment has been applied to the account.

Use the payment methods offered for your account in the live system. Card options and any bank or store payment references need to be checked there before you rely on them.

If you need a fiscal invoice, or CFDI, confirm your billing information before paying. The municipality's August 2025 invoice guidance says your fiscal information must be current and linked to the property. If you've never requested an invoice and aren't registered in the municipal cashier system, the city says to register and link the property at a cashier first. Its invoice-download page asks for a folio fiscal UUID, so save that reference with the invoice.
