Live Todos Santos is a resident-written field guide to the Pacific corridor from Todos Santos through El Pescadero and Cerritos Beach. It exists to give people the context they need before they visit, move, or buy.
Who is behind it
Curtis Gabhart, CCIM, lives in Pescadero at San Pedrito Beach and brokers real estate through Selling Sur in the Todos Santos, Pescadero, and Cerritos corridor.
The work starts with the questions people ask once the vacation version of Baja wears off: What does water delivery look like? Which road floods? How hot is September? Can you walk to dinner? What does a clean property closing require?
Why this site exists
Property makes more sense in context. A listing cannot tell you whether a neighborhood fits your daily life, whether the infrastructure matches your tolerance for friction, or whether the tradeoffs are worth it. The guides are designed to answer those questions plainly.
